Who do I call if I have a property emergency after hours?

At any time, for emergency fire, medical, or police response, please call 911.

For property emergencies requiring immediate staff attention after hours, dial 573-348-1758 x9 or 573-216-1806 and you will be connected to the person on call.  If the call should happen to go to voicemail, please leave your name, phone number, the address or nearest address, and a message with particulars as to the situation, your call will be responded to as soon as possible.

During regular office hours (Monday through Friday, 8:30 am to 5 pm, except for holidays) or for non-emergency property issues, please contact the office at 573-348-1758 or by email: property manager at tantaraestates.com. How can I find out about renting an estate?

While many of our homeowners choose to rent or lease out all or parts of their homes, we are not involved with this process. We suggest that you contact one of the local realtors, property managers, Tan-Tar-A Resort or a homeowner directly for more information about staying in Tan-Tar-A Estates.

What do I do if I want to make an exterior change to my Estate?

Exterior changes to your Estate require advance approval. Please obtain and complete a Design Review Application well in advance of your project. This application, along with supporting documents, should be submitted to the Architectural Committee at the main office. The committee meets a minimum of every other month, but more frequently if there are many applications. You will be notified in writing if once your project is approved or if additional design changes are needed in order to comply. Please do not commence any projects until you have this written approval. Further questions may be directed to the office or via email to the committee.

Don't forget permits may also be required by Camden County and the Osage Beach Fire Protection District!

What do I do if there is a disturbance in the Estates?

The Estates operates like most subdivisions and our suggestions are the same. If there is a life-threatening emergency – call 911 immediately. If there is a disturbance in the neighborhood that is not an immediate threat, such as noise, if you know whom the property management company or owner is, we might suggest starting there. Tan-Tar-A Resort will send out their security personnel, but only if the unit has been rented by them. Other property managers have been handling their units when notified.

The Camden County Sheriff is responsible for policing the Estates (our neighborhood is not within the city limits of Osage Beach). For non-emergencies, you may call them at (573) 346-2243.

How can I take advantage of the amenities offered at Tan-Tar-A Resort?

What are the parking rules in the Estates?

  • There are overflow parking spaces available at the Cedar Glen Pool and the Estates Pool if there are not enough spaces at a particular Estate.
  • Please do not park on or block the roads or block shared driveway areas in the Estates with any vehicles, including golf carts, as we need room for emergency vehicles, such as firetrucks or ambulances, to pass through to any house at any time.
  • If you are using one of the Estates docks, please drop off your things and leave your vehicle at your home or at the Cedar Glen Pool. Please do not park in the Estate home parking spaces near the top of the dock steps.
  • Please do not use another Estate's parking spaces without permission.
  • Trailers are allowed to be parked at their Estate home for a two week period of time. The trailer must fit into the parking area and not extend into the street. Trailers are not allowed to be parked on any Estates roadway or at the Cedar Glen Pool. There is limited temporary trailer parking in the gravel area at the boat launch.

Who do I call if I am experiencing a parking issue?

Who do I call for tree trimming or removal of dead tree?

If you are interested in having trees trimmed on or around your property, you need to start the process by calling Kim at the office at 573-348-1758 Ext. 3 or sending an email. She will open your work request and explain the process to you.

Who do I call to turn my water off or on?

Tan-Tar-A Resort is the operator for theTan-Tar-A Estates' water system. Maintenance of the Tan-Tar-A Estates water distribution system is part of the Estates property management.  Homeowners or their contractors are NOT allowed to utilize the meter pit shut off valve or tamper with the meter loop at any time. Anyone needing the water shut off (or turned back on) to their home for winterization, service or an emergency must notify the office at 573-348-1758. Any shut off valve tampered with and damaged will be repaired at the expense of the homeowner. We thank you for your cooperation and attention to this problem.

What do I do if there is a water leak in the Estates?

Please notify the office at 573-348-1758. After hours, you may call 573-348-1758 x9 or 573-216-1806. A last alternative is to call the Resort to let them know and they will contact us.  Staff will come out as soon as possible to assess the issue.

When repairs are done with the system remaining under pressure, there is not the need to boil water. If for any reason the water system operator (which is the Resort) believes the water quality may have been compromised, we will notify everyone effected about boiling water by phone, email and/or hangtags on the front door. Once the situation is taken care of, the Resort will arrange to have the water tested and we will provide another notification when the boil order is lifted.

With changes in weather, expansion and contraction in the earth and systems is not uncommon, which can cause problems with infrastructure.

Who do I call if there is a sewer problem?

Maintenance and operations of the Tan-Tar-A Estates sewer system is the responsibility of the City of Osage Beach. Please call the Public Works Department at: 573-302-2020 or you may call staff at 573-348-1758 x7 during business hours or 573-216-1806 or 573-348-1758 x9 after hours.

Who do I call for trash removal service of large items?

Allied Waste Services does not pick up large items that will not fit into your poly-cart on their routine weekly trash pickup. If you have additional items that need to be picked up, you must make special arrangements to have those things removed from your property. If you have something that will not fit in your poly-cart and needs to be removed from you property, you should call Allied Waste Services at (573) 346-3637 and schedule a special pickup. There will be an additional charge for this service and Allied Waste will let you know at the time you schedule the service what that charge will be. Thank you for your cooperation.

Who are the trustees of Tan-Tar-A Estates?

Per the restrictive agreement, there are three trustees for Tan-Tar-A Estates who manage the maintenance of the Estates for the homeowners and Tan-Tar-A Estates LLC.
